I told them if they cause trouble or damage or aren't out in 10 days I would file for eviction AND the bank and I would press criminal charges for forgery.

While I have a few clients who are intentional real estate investors, I have many clients who are accidental landlords.

What you can and can't say to people isn't always a matter of common sense and the last thing you want to do is accidentally discriminate against someone.Owning property is fun and rewarding and owning income properties can be a fantastic way to build wealth.

. #2 I feel paying someone else's mortgage is a lot of pressure and could get someone else in trouble for any accidental negligence.

I suspect you will be hard pressed to find someone to manage at $75/month.  10% for PM does work, but not likely at that rent point.
