Hi Nathan,Modular, mobile and manufactured are all terms used for different houses. 

Is your plan to buy individual units, or entire mobile home parks?

8 mobile homes, 1 house.All mobile homes and house occupied.Room for one more mobile home.They own the mobile homes, rent the house.Tenants pay all utilities, including water and sewer.Tenants mow there own laenLandlord pays for plowing snow and dumpster.

These days you can get a mobile notary to meet you to sign and overnight docs.

But then again i do mobile homes, class C / D tenants but it works for me.

I live in San Jose but work in Marin County, so I do quite a bit of driving (hence how I started listening to the BP podcasts in my 'mobile university' or 'car' as some may call it).

While searching for other potential investment properties I came across a listing for three mobile homes, two rented and one in need of repair, sitting on two acres of land for under $80,000 here in Florida.Of course, since  I am a novice in the MHP realm, I have many questions about this and probably don’t know what questions yet to ask.
