I think there's a good blend of being compassionate with very clear boundaries, but it's not natural to many people.

For sheets we are using the Kohl's Big One 70/30 cotton/poly blend in a percale weave.

I have a dozen houses with them and my blended CoC return is around 17%. 

They are summer weight so I do provide fluffy comforters in the closets for spring and fall guests.Now, for sheets, I am all in on 70/30 cotton/poly blend in a percale weave.

When you go with a Matte finish or Eggshell you'll have to paint the entire wall to make it blend in correctly.Its really personal choice but after doing this for so many years we found this to be the best approach.

Hence a property being improved that is not rented can be blended with others that are.

If in the ghetto, I would blend in.

@Landrin Lewien is the expert here...to his point, the tech is good...these things are efficient for sure....even mini-split tech is crazy good right now....Sounds like you have some logistical issues blended in here...I'd seek a couple of quotes...just be clear with your needs to get the best solution.Good luck!

@Sam Pa I have used the BP Texas Lease forms, edited, popped my logo on and other format fine tuning, and blended a little language here and there from a recent TAA lease.
