I know it's cheaper on the front side to do it yourself, usually, but the lack of experience and mistakes that could be made in trying to do it yourself are unbelievable scary and can cost you so much more in the long run.Again, welcome to the community.

If this was the case, I now would own a home for 13% under current appraisal, on a 30 year note with no money out of pocket with an unbelievable low interest rate loan with interest, taxes, and insurance fully deductible.

There are an unbelievable amount of strange factors that come into play with construction, and if you aren't experienced with construction in that area (zoning, permitting, working with a contractor, etc..) you may get in trouble if you were relying on that construction work to make this deal worth it to you.Best of luck on this deal & with all your future ambitions!
