A new build is going up tomorrow with a few more tweaks. 

I know there will be adjustments and tweaking needed -this is just the alpha test mode....not even to beta testing yet!

It is a really low income area in Phoenix, and we are trying to get $600 / month for a 2 bedroom, and nobody has told me they think it's too high, but I'm starting to get a little frustrated and deciding if I need to tweak my requirements or if I'm doing something wrong here.I've done everything I can think of before I actually meet the renter.

Our developers are continuously tweaking to make it awesome for everyone.

If the only way your business model works is doing 5-10/yr, then that would be a red flag to me that your business model may need some tweaking.

We take the stance that as entrepreneurs we take what we learn and try it, tweak it, fail at it, and adjust it until it starts to work. 

I think it'd be smarter to start with a base foundation of someone else's SOPs and tweak them to fit my procedures for my business.

On a 4-unit deal, small tweaks will result in big differences. 

My advice would be to tweak your plan to get a couple investments under your belt while you still have that nice W2 income. 

My lender had this form available so I just "tweaked' it for my rental application and they ran it for free.
