So selling a smaller center showing very low vacancy for a market average in the area doesn't fly.Vacancy will also depend on the sites location,traffic count,population level,median income for the area, access and sight lines for the property, and whether the tenants are local, national, or regional in nature.

Can start showing the property Monday, have to wait for the floors to dry and be able to handle foot traffic. 

Some other traffic saw us blasting along and were nice enough to pull over and we'd pass others when it was safe to do so.

If you're not getting a lot of interest or traffic, I would guess that you're probably overpriced.If this were in a smaller market with less investor presence, you could argue that the MLS isn't the best way to expose your properties to investors, but in Las Vegas, I would think it would be.The other option is to find the agents who are representing large institutional investors and approach them directly.

I noticed that there are quite a few EV charge stations around Car Wash, Shopping Center, and some high traffic area.

May even have to look outside your immediate area...I know though, Nashville traffic is really getting bad!

Traffic is inevitable if Cedar Park is on the map, but again, that is already being addressed. 

Might be some traffic but otherwise it's doable.
