@Michael Plaks In a sub2 the new buyer has no written obligation/agreement whatsoever to the lender.  

Most MLOs start out as a poorly paid glorified telemarketer essentially cutting their teeth for months before slowly transitioning to a true MLO.

He's probably going to have to evict her, although if he can get her arrested, he might be able to just move all her stuff out (illegally) while she's at the police station, change the locks, and if she shows up afterwards, call the cops, show the restraining order, lie through his teeth that she never lived there, and the cops will probably tell her to go away quietly, or get arrested again for violating the restraining order.Other option is to just legally evict her, which is going to take time.

Now you've got someone living in your house who you know absolutely nothing about: not her full name, not her SSN, no information whatsoever!

Life has a way of kicking you in the teeth just about the time you start to feel comfy. 

This doesnt have to be formal whatsoever, I am down for coffe, lunch, etc. 

If you can't negotiate and close the deal before the 28th, you don't have a deal and the lender has no reason to stall the sale whatsoever.

The brother has No rights whatsoever....so “claiming ownership” is just silly   

The only thing I would worry about is they like to chew to keep their teeth sharp.
