I did speak to an attorney and she also stated that Dallas county is tenant friendly similar to Chicago, it's not uncommon for judges to change court dates at last min and give tenants unnecessary leeway.

At my largest property, rent due dates stagger, because they are set to be on the day the tenant moved in, rather than all at the beginning of the month.

Personally we can start before the 6 month date but I have heard multiple customers tell me other lenders have said they cannot start the application until the 6 month date.
