Non paying tenant

I have a tenant that doesnt pay rent,and i have been trying to evict for over a year.

lawyer says its the courts being backed up the reason why its taking so long.

is there another way to evict a non paying month to month tenant that i enherit as a new owner?

You can offer them cash for keys-give them money to move. Tell them they will get $X if they leave by a set date and the house is in good condition. Do not give them anything until they are out and you've checked on the place.  Otherwise, tell your lawyer to get the paperwork filed, so you are in the queue.
