Believe it or not, we had to add the following to the Schedule 'A' (House Rules) of our lease:The Tenant agrees not to park in front of the building entrance, on sidewalks or to block access to sidewalks, buildings or parking areas;The Tenant agrees that prior leaving on Christmas holidays or spring break the heating system will be left active with thermostats set no lower than 10C (50F) and all windows will be closed;

Last thing is always make sure your yard guy puts a nice clean edge with the curb and the driveway/sidewalk and the grass.

Don't you have to add the cost of the common areas (hallways, larger lawns, more sidewalks, commercial lawn care and snow removal costs, etc...) to the multi that don't exist in a SFH?

For SFH's I have a clause where they responsible for fines from city for unkept lawn and sidewalks; winter heating requirement (maybe not a concern for you), and utility agreement for water, sewer, and energy. 

Hidden expenses you should look out for are roof, parking lot/sidewalk and possibly HVAC units.

Second the area is very nice and has been, the local municipality is install new drive aprons side walks, the school are good, the main circle in town has new businesses come into town, ect.

There's a joke where two economists are walking down the sidewalk when they pass a $20 bill.

We have a dog and want to be able to walk her on sidewalks,  real nice neighborhoods, maybe a park, and not more than a 15 minute ride to downtown.
