Thought I do recognize that like most creative fields, architects don’t think much about money, and most of us are not in it for the money... vying to save money and just designing for the most income producing properties is not really as sexy as a working for a START-Architectural firm for a fraction of our worth compared to other professionals in the field of design and building.

This is a hard situation for a young person that should be able to responsibility enjoy your teen-early 20 years!

Its not a game and the sexiness of HGTV is entertainment BS.

Typical appreciation takes returns into the mid-teens or much higher.  

@Bryan Hartlen, I respect you are asking for averages, and most operators on here take the traditional value-add playbook of up to 5 yr hold, but likely selling early, and mid to upper teen IRRs.  

No matter how sexy the property is, it's just math.

Put the aerial photos (keep them but reorder them) towards the end of the images, too many drone maps in the first images it will bore the lookers.Get a teen neighbor, a Amber look a-like in mind and image of her with the horse.

Not a sexy way to build wealth, but you will be high giving yourself in 10 years when you look at the equity that the tenant built up for you.  

The rewire included new main panel, Snaking all new wires through finished walls, new plugs and switches in every room.  2019 our current labor rate is $75 per hour so the cost of this project today would probably be in the high teens.
