So, what happens is that tenants pay $175 to have their gas turned on in the fall and then they don't have to pay their gas bill all winter and it's not shut off til spring!

i thought about giving gifts to tenants, but i decided it was better to give gifts to the people that save me money...my insurance agent saved me a ton of money this year, and my banker has never charged me for checks or accounts(business or personal)..to me, a nice gift card for her to a restaurant would be more than fair since business checks alone are expensive

Us west coast dudes get all excited about snow since we rarely see it, not counting the mountain trips in the winter.It is 33 degrees here at my home just 45 north of Los Angeles, and the freeway running North to South by my home is shut down at my offramp as the snow is creating hazardous conditions just north of me.

I must have done something wrong :) When I flip a certain light switch one outlet (with nothing plugged in) makes an electric buzzing noise for a half second and then the switch in the electric service panel for that section of the house shuts off.
