If a tenant leaves, the cost to prepare the unit to rent, advertise, show, and qualify new tenants, plus the lost rent adds up fast.

If contractors advertise "Free estimates" they aren't very busy, and just because they charge for a scope/budget doesn't mean its accurate.

and no one advertises they do 500 mil dollar loans.. so you now know that all of those guys are frauds .. and that there is no 5% money.if you want to find out current rates for Private/HMLI like to recommend Lendinghomes website it has a easily readable pricing matrix.. and of course they are real. while you may find some cheaper money.. from say Conventus .. you also need a lot of skin in the game and you need experience.. 

My personal soapbox is when you see these programs that advertise teaching real estate investing or come to my seminar and learn my ten tricks to real estate investing as if it is something you can just buy at Target or Wal-Mart.

@Benjamin Lyng I can certainly show the "most well attended" but often times those groups advertise and have a lot of high pressure sales with them. 

I don’t stop advertising our property if the tenant does not meet our one times income requirement, but we will submit their application if they insist.
