It looks like in VA if you have 4 units or less they give you some leeway on notice of rent increases and notice of payment plans.

Most of these online platforms can be set up to send automatic late fee notices and payment, archive tenant contact info and accounting.

I've heard many horror stories from limited partners about the general manager they partnered with to do a deal and I noticed some commonalities in each story: - Not following through with business plans- Lack of communication - Lack of accountability I know LPs look for experience above all, but are there any other criteria that you look for in a GM that helps when getting into a syndication deal them? 

I currently have QuickBooks, but I'm not sure if it is possible to incorporate maintenance requests/ticketing, late payment notices, and other landlord specific tools.

There are a few things to come to mind after reading your post, as I noticed its lacking more details. 

So, it is actually to your advantage to notify them so you receive the notice and not the person you bought from.
