To answer your question: for a relatively small multifamily (I would label this about 20 units or less), yes it is common to not get financials until LOI, and there is very limited information that can be derived from sellers financials that should effect value anyways, because how they operate is probably very different than how you will operate.

You have a solution looking for a problemMaybe this guy is savy enough, or had his accountant run the numbers, and taxation isn’t a problem like my personal example.  

@Matt James I think "infill" may be the best solution.

They definitely didn't force me into any predesigned solutions but took what I was looking for and made recommendations.

Take a look at this blog post, you may be able to better understand your seller, anticipate their pain point and provide a solution they haven't considered.

I always try to phrase it in a way that we are being a solution for them.Allen, I haven't gotten an agency contract yet, but I talked to some others that have.

This is one of the solutions they are encouraging.
