I've shown a dozen houses to a pre-qualified buyer, only to have them tell me they decided to rent for a couple more years or they are moving to another state. 

Most people pre-list the homes a couple weeks/month before its finished to get the word out. 

I would only invest in a Resort area and I would look back at rental rates and Occupancy pre-covid.  

I am trying to find the remaining balance on a property that is in pre-forclosure.

It has been a long time since I worked with any co-sponsors, but these groups many years ago used to maybe tour a property pre-acquisition, then forward updates to their investors and forward investor questions to the lead GP team.  

If the dynamic had been as simple as "you need an LLC" I would have gotten one for them, in fact Renovo pre-approved me but did require an LLC prior to closing, in Illinois can be done on line and I think it a 10min form to complete, $150 fee to expedite and I had my Articles of Incorporation the next day. 

I obviously would want to have control over the property and maybe a pre-determined purchase price?

The exit loan is critical so make sure you get a pre-approval on this beforehand. 3.
