I can see on smaller commercial deals under 1 million where the buyers want to do most of it themselves.Long term asking listing brokers directly that you want to take money out of their pocket will get you thrown to bottom of the barrel for opportunities.I give the analogy that if everyone eats steak then we are all happy.

Even if it means a second job, less night outs, less steaks, less toys.

We have a monthly meet-up at Melt Bar & Grilled in Independence the last Thursday of every month (Thursday August 29th at 6:00pm). 

Short list 2 or 3 and do a second interview where you grill them with everything you can think of and can find here on Bigger Pockets.

The sole remaining inherited tenant has an outdoor bar and round table with 6 chairs as well as a barbecue grill.  

I'm at the Hudson grill in Kennesaw about to meet 30+ investors.

I asked them why and grilled them over it.

However, i expressed concern to the buyers that the entire house may have mold in the joist bays which are covered with sheetrock not only the joist bays visible from the return grilles.

(Maybe a steak dinner is a bit much, but seriously, they will know the good, the bad and the ugly.)3.
