Cash out refi is the opposite - you lock in great low interest rate for 15 or 30 years, and you get the money up front so no freeze to worry about, however you pay interest from day 1 and if your money is sitting in a checking or savings account earning 0.01%, even that low 2% interest on the mortgage is hard to swallow.

The only thing i dont see on here is less intervention.Typically during times of economic turmoil, the government will step in with rent freezes for SFH or MF.If you are in a commercial space with commercial clients (in this case we are ignoring commercial residential) these are less likely to have an effect on your business.Otherwise list looks solid

@Dave Mills I don't know much about AC but could the evaporator be frosting over/freezing overnight when the temp dips?
