Im currently house hacking a triplex property I bought not too long ago with one inherited tenant who was there when I bought the property. 

The current price of the house is indeed valued at the 103k, but I have to admit I was shocked to see the price the wholesaler got as well. 

That means that you can buy a house on the South side -- identical to one on the North side and in its doppleganger (save race) neighborhood -- for literally a $100,000 less than you can on the North side.

Being able to look one of these sellers in the eye and tell them that you can, as a licensed agent, either list their property or attempt to assign the contract, assuming wholesaling is legal in your state, is a huge credibility booster.2) Get an entry-level job, hustle, save as much as possible and plan to house-hack when you turn 18-21.

There are 9 x buyers for owner occupied houses than there are investor buyers. 

If I were to guess, I would think that the new administration will bring positive change to the housing sector by removing regulations that impede builders, and affect building material costs.

My favorite way to find a mentor was to look on Zillow for houses for rent in your area and then click on the ones that are 'for rent by owner' then call them and introduce yourself as an investor in the area who is looking to meet new investors.
