I know nobody has a crystal ball but is there anything I should consider if I plan to refinance and pull cash out at a later time in a few years?

@Clay Cook, as Justin noted, there is no right or wrong answer, since variable is just that and no one has a crystal ball.You clearly know your spread and current benchmark rate, so you have an idea of where the rate will be for the next few months.  

My advice is simple, come up with crystal clear criteria (CCC)for your investment properties.

@Crystal Smith so no I don't remember  Writing 2 if I did it was a mistake it's usually 7 hours and I did  Sign an agreement with her that no matter the price of the house she at least gets $4000 but i don't think I signed that I will be working only with her only 

Hi @Crystal Hadaway, that is a tough problem you have. 

That is a worry in most major cities for sure and I wish I had a crystal ball to know when the right time is to buy but I have to jump in at some point.

It’s not crystal clear to me which type of notary will work.
