They're experts at this.I would also think most lenders will want a very detailed and specific business plan on the concept and see that you have strong partners on your team in the areas where you don't have strength....that might be civil engineer, zoning consultant, realtors/brokers and others. 

Transferring now will still be impactful because moving forward, if one property is litigated against, the others are no longer at risk.

However, there is pending litigation in PA that is trying to raise the issue. 

There are typically local ordinances (eg civil infractions and misdemeanors), and laws both at a local and state level.

I was advised by a mentor to avoid lumping properties into one llc as much as possible. one of the main benefits of an llc is that it protects personal assets that are not in that corporation from litigation.  

I will be calling the NJ department of banking and insurance as well as filling a civil suit.

It may just have an impact and you can atleast say you tried to do things civil first .

Otherwise, no, it is a civil matter between them...pick a side, and you will lose.
