I just wrote uncle some nice big fat checks yesterday so I think I am over the heardle and my commercial bank here IN Oregon will finance my personal residence no problem.. but they finance it like a commercial property 6% and I want one of those 4% loans... :)....

This is why I recommend that new investors look at as many houses as they possibly can in their area, so they can start to notice the types of rehab items common among them and then start to get an idea of what each of those things costs.Justin - Sorry to hijack your thread, but thought I'd add some color around what your guys are likely doing when they're looking at houses for you and determining rehab costs...

Hi Jenna,Think of what these investment vehicles are intended for "retirement" to give you security and cash flow when you are unable to work.all these vehicles are designed to help you save as much as you can in a t ax advantaged way so that when you do retire you will have hopefully amassed as much money as you can.While it is important to create multiple streams of income now to give you cashflow, it is equally important to do this now at an ealy age for retirement as well - time is on your side.Personally I hold multi family investments outside my 401k and retirement accounts.

It is better to use people in your community if you can..In regards to financing with hard money lenders, most hard money lenders do require "skin in the game" ..
