I have a good roofing contractor I can refer, I don't get anything for referring him but he's done 2 buildings I manage and 1 building on the block because I referred them.  

I bought 2 homes from NetWorth Realty, one in Brandon & Plant City and rehab budgets for both went thousands and thousands more on a medium sized block home.

You have to know your blocks and the market there as the wrong block could be a tough sell.

Specifics are:- 4200 SQFT - 3 stories with a rooftop deck- Elevator- 5 Bedrooms- 5 Full baths, 2 Half baths- Requires 30 FT Pilings- Block construction- Impact windows- Retail price point of $2.5MM+We are in the process of obtaining GC bids and are looking at experienced contractors with solid track records.

It's a great feeling when every lead that responds to my marketing has a property that checks all of my blocks for being a qualified lead.I'll explain the criteria that I usually use and why I do.

I am thinking of replacing all the windows with glass blocks, for security at a minimum.

Don't forget the all-important capability of interfacing seamlessly two ways (reservations and cancellations, reductions in group blocks) when you build it out. 

Many people think resal estate investing it like building something out of lego blocks, that A leads to B and B leads to and connects to C in only one way but the truth is that real estate investing is much more flexible than that and can vary quite a bit.

Maybe even block your driveway with orange cones... buyer's agents showing the house may otherwise pull into your driveway, implying to a reasonable client that access to that driveway comes with the home - this sort of "implication" to a "reasonable person" is where otherwise reasonable people can get into disagreements! 

I know some of the smell could also be in the carpet and pad (which is being REPLACED), so should the concrete subfloor under the pad also get coated in the same odor-blocking primer?
