Depending on how many board meetings you have, it shouldn't take more than 1 year.

In granting a variance, the board or commission shall make written findings stating the grounds upon which the variance is justified.

Less wear and tear, less noise,, not as many cars, not as much general traffic in and out of buildings.If you choose to do this keep it across the board,, no exceptions,, Fair housing applies,, you need to be consistent.

I could continue to belabor this point, but I think you get it....Your best step forward is to read on the boards here, find a good mentor, real estate agent, good money lender (Bank, Mortgage Broker, someone you have done work for).

And they are all 10 minutes, or less, from my home.I don't have many problems getting landlords on board.

We want to keep everything legal and above board, so we're steering clear of any properties that aren't zoned or grandfathered for the intended use.
