I like the idea of local banks.Monday task: get list of all local banks and see happens.

The bank simply tasks the appraiser with making "the call" so to speak, and works it' formulas from there that determine if they will lend or not.

I will break each task down so that each can be done within 8 hours if possible. 

If you buy and sell and hold a year you save alot on taxes, 2 years and its owner occupied and you sell you get your home owners exemption etc.If buying a house is too much of a task buy the worst condo you can find and do the same thing.

I know it seems like a daunting task, but remember people have been using this strategy for a long time, and they will continue to do so.

Demonstrate - and offer - value to the investor by helping them with tasks they don't want to do.
