I've recently done a couple deals in KC, but the contractors I used for various professions burned me and cost me precious time and money.

Time is precious.

You will waste a lot of your precious time dealing with non-approved contractors. 

If someone is headed down a path or thinking of heading down a path of frustration, little chance of profit, wasting of precious time and resources, and almost zero chance of success, then it’s an act of kindness to point this out in the strongest possible terms.  

I will say this: In addition to Atlanta, Savannah and Athens, I'd strongly recommend taking a look at Augusta, Columbus and Valdosta for investment opportunities in residential real estate.

It preciously had a house on the land that was demolished prior to my purchase so the land has most of the first time taxes paid and has a proven viability.

@Nick Giulioni Augusta Georgia is a great market as well, being we have Ft. 

@Precious Thompson I am an agent in Pittsburgh so with you being on the eastern side of the state I would guess the fees are similar.

If you have time to think about rewards and points, you're playing a small game and not using your precious time well.
