You can also do a 2 year bridge loan without the 3 month seasoning requirement needed and can lend up to 80% LTV. 

In most rehabs the biggest issues are the unknown problem especially with older homes. 

There is also a forensic analysis showing fabricated dates on our contracts to re-allocate money to older projects.

There is a long standing rule, older than any of us on BP have been alive; DIVERSIFICATION.     

Show me any Peoria data showing appreciation above inflation that is older than data I provided.  

The high cost of maintenance including materials and labor affect all properties and older ones perhaps more.
