Your rate should be around 10-12 for an interest only loan with 3-4 points.Your rehab money will be covered 100% and paid out in draws as the work is completeThere are different variations of the loan to value and amount of rehab that's covered by the lender. 

For example if it is the old listing was titled " The Pirates Crow's Nest"  You  should be able to use that or a variation close to it.Also, the owner should be able to provide you all the names and contact information of past guests that you can use to reach out and introduce yourself to them.  

These are just variations on what I've used cold calling people in real estate.  

I'm getting quotes for my 2 unit now and there's a lot of variation.

I know house hacking typically  means buying a house and bringing in roommates to pay the mortgage, but my idea is a slight variation of that.
