After the inspection, we sent a request with a mortgage contingency date extension (because it was also difficult to schedule this with the agent), a credit for termite treatment and an extension for the closing date which would allow one of the current tenants to move out at the end of this month (when their lease is up) before closing.

He asked me to fix it up and sell it, and then he'd let me keep the profit.

Additionally, it needs a new roof, new HVAC, new plumbing, the septic is over 30 years old, the well could use a filter, a few new windows, none of the electric is up to code… and it’s on almost an acre of land….

@Ricky Smith if you continue to expand, how will you hire help w/o a PMC set up?

They were up to $345K value for awhile and right now, I believe they'd sell around 305K.
