I can't afford a big list so I focus on the surrounding zip codes that are listed as pre-forclosure here in the Houston area.

I am just curious, in this current market here in Atlanta and the surrounding areas, what is working for you guys and what is not? 

I've looked at that property before and given the surrounding neighborhood I would try to find a good bullet proof vest for your PM if you decide to buy it. 

There were a lot of question marks surrounding the issue but we were able to work through  it. 

Really the key to victory is management and everything surrounding it.

I also think our infrastructure will limit the number of cars because even if everything is fully automated there is only so much capacity on the roadways.

Over the last 5 years we (@Sam Wilson and I) have developed a pretty cool and detailed system for tracking preforeclosures in Tennessee - primarily in Memphis and surrounding counties (but could easily be expanded to any other county or city).
