@David Switzer, while I am 100% for staging residential properties and I completely understand your thought process here, the challenge is knowing what use you will be putting in your commercial space.

I'd just make sure you have 2-4 unit properties that are superior that were not already used in the previous report and are in some way more comparable (closing in proximity or date of sale etc)

@Dave Foster could probably tell you where the 25% taxed depreciation recapture figures in.

I see it every day in my fundings I do in 8 markets. 

My point in asking is how do I avoid this mistake in the first place going forward.
