I bought (2) 5 gallon buckets and headed back; after spraying the first top coat and returning to the duplex the next time, I found that there was a LOT more bleed through than I had originally anticipated...

One thing we’ve really found that makes a huge difference to our tenants who pay their own heat or for us if we pay the heat is to spray foam insulate the basement which is something you might consider.

However, I discovered a rehab of a downtown building with a residence upstairs that they were able to use a special spray foam that had a 4 hour burn through.

Hire a pet control company to come spray and lay poison to suppress the current colony of cockroaches and other bugs.  3.

I would like to be on top of cleanliness right from the word go and did my part of communicating to them and I have even decided to hire a professional for cleaning and pay them myself, separately I just wanted to know is there anything the tenants can do something easily do for the upkeeping of the bathrooms, are there any cleaning materials like some powder or spray that they can just toss over without having to any physical exertion such as brushing.I will appreciate your inputs.Thanks

As George said, they spray everything so you need to spend a good deal of time preparing the area you want to paint and protect the area you do  not want to paint. 

I had two panels go bad (leak and spray water all over) a few months apart.

The buyers rebuilt the wall with cement block jacked up the floor joists & its still OK 12 years later, (we still hold the note).However, it appears that foam spray is NOT a good solution !!!

I did all the work on the rehab except for the new heating system, spray foam, and roofing.
