It is not your responsibility to house this person's items indefinitely in your rental. 

Alternatively, if you leave your paycheck in your checking account earning .01% interest, there is no real benefit.

I would personally roll the dice on the rental and see where it gets me if you don't have to sell at this moment. 

Without any form of credible references this person may care less about you and are only interested in the sale, which would be your problem after.
