Generally speaking, many landlords will look the other way assuming it's a minor offense. 

@Blake Varner No offense intended (and I really mean that), but you have a massively under-informed view of what a good agent does. 

Sounds like you need to liquidate that property and purchase in a better location no offense.

Some other advice on the personal finance side would be to look at what you are spending your money on and where you might be able to cut more costs, "playing defense" and then look at ways you might be able to increase your income "playing offense".
