Your last calculation is incorrect; that would lead me to question the other numbers too when an arithmetic error happens.I follow how you got to "Net Total: +$6504/year", so let's convert that into per month cash flow per unit (or "per door" as you stated).(6504 / 12) / 3 = 180.667 on my calculator.

i could be incorrect about your state but most states don't allow that. if they did, banks would be charging anyone with a loan that amount all day long.

But, if I were to guess at San Antonio prices and if I were to guess at the quality level you want and if I were to guess at the types of contractors you'd use and if I were to guess at the condition of the property, my *GUESS* would be about $30 per square foot, or about $65K.That would cover all mechanicals (electrical, plumbing, HVAC), insulation, sheetrock, painting, flooring, cabinets, lighting/plumbing fixtures, appliances and trim (for about 2200 square feet).But again, you don't provide much info, so that's a complete guess based on assumptions that could be completely incorrect.
