Triplex Deal - is that 50% rule Calculation correct?
House Cost: $244,000
Taxes: $7,521
Mortgage Payment, including taxes: $1,760
Gross Rents: $40,200
50% Rule: -$20,100
Debt Service: -$13,596
Net Total: +$6504/year
+$271 Per Door Cash Flow
How are my calculations? Is this considered a good deal?

The 50% rule is a rule of thumb. I would never use it to make a final decision. Based on the rule of thumb, this project is worth further analysis. We do shoot for $100 a door but I want to be much more granular on the expenses, are you paying utilities, etc.
