Additionally for anyone outside the Vancouver market, is this a possible North American/Canadian wide trend that could be implemented going forward ultimately eliminating the business of being an RE Wholesaler?

Ive noticed that not only the number of foreclosures is down (which is good in the big picture of the American people and economy) but those that are out there have such a small margin for asking foreclosure price and regular sale price.

They are either extremely old and rundown or they are old fashioned but well maintained.

How am I supposed to be confident that people will want to rent a nice SFH instead of buying outright and pursuing the "American Dream" of home ownership?

I'm continually astounded when I learn people I 'randomly' meet also invest in the sector, and I've made a variety of nice connections and learned about myriad models/ideas in this fashion.  

But that when the note reaches maturity, there are issues with getting the final payout.If there are others on this forum that can share their experiences (good or bad) around whether they received their entire investment back in a timely fashion, that would be very helpful.

Hello everyone, I’m new here and I just wanted to inform you guys that real estate wholesaling in Europe is legit (possible) I’m located in Germany and actually there is someone doing it over 30 years , but German are not very open like the American .

American canyon on the old side of town could be a good flip and rental market as well.. although HWY 29 there is a nighmare these days.
