They would not address non-compliance issues with the tenants, as I would handle that myself as the property manager.Prior to Winter the elf would check weatherstrips on doors and windows, install weatherizing faucet covers and storm windows, disconnect garden hoses, disconnect air conditioners, and put them away.

can't say I have had that same experience, the only problem we ever have had with flappers is the chain disconnecting but as a contractor all you ever see is probably problems.

As cap rates don't drive appraisals in smaller units, there can be a BIG disconnect between rents and appraisals so I watch it (Duplex rented for $1,600/mo appraised at $86k, 4plex rented for $2,050 a month appraised at $165k).

It's a nice feature to have, could make the home more rentable, and no more maintenance than a standard furnace.On the other hand, my guess is they probably disconnected it for a reason so maybe it doesn't even function.
