First timers, by contrast, should have an agent looking out for their interests because they simply don't know, what they don't know.For example, local to me Oakland and Berkeley both have transfer taxes that can easily be up in the $10k range.

Sure, they will catch something obvious like trying to write a check to yourself to reimburse yourself for a check you had to write to get a plumbing emergency handled - but but that point it is already a violation anyway.By contrast, the Checkbook IRA LLC (or Solo 401k for those who have qualifying self-employment) puts you in direct control of all transactions.

In contrast, if John signed a grant deed, it means that John is saying I absolutely have a right to this property, which is now being transferred to James.Now, that doesn't mean that John doesn't have rights to the property, or isn't sure if he's the owner -- it's just he isn't comfortable giving the assurance to title.
