But don't let them know it.It amazes me how many of our members at MassRealEstate dot net have an Asset worth $300-500k Rent it for .5-1% of value and hardly pay attention to it, yet chase a tenth of a percent in CD rates;-)

I expressed my objection to the rate.

Rent, Expenses, NOI, Cash Flow, COCR, Cap Rate, Market cap rate. 

The truth is, over the last few years, many of these people are barely cashflowing at all and the default rate with the banks on this product is skyrocketing.

With the idea you get your 6k back when fund deal/deals  MLM all the way sell the futures and the deals that Cogo did pay me off on as you stated took forever to fund and the rates were even higher than mine :)  Its just a very good Guru selling his stuff we all know they make the money selling the 6k how to become a lender. :)  

So this is creating more competition and more agreesive rent rates and/or concessions like 1 month free to get those vacancies filled.
