Banking on appreciation to pay back your investor is not ideal unless there is an immediate value add play for the property.

Keep in mind... we did 203k financing on both of these which played a major part in deciding how much renovations to take on. 

I have a tenant #1 that keeps making noise complaints of  tenant #2 playing their music to loud and late at night.

I do have a couple of other options that are not attractive and would be "last resort" kinds of plays that I really don't want to entertain. 

I still have many years before I can retire and withdraw penalty free, but I was investigating and saw I’m able to take out a loan against my savings and could use it for a home purchase.This gives me a bit a cash to play with but wanted to check if others have considered the same?

Certainly a strong equity play in addition to the cash flow :) Should be live on Airbnb in march.By the summertime, we expect the combined cash flows from our properties to exceed $20k/month.
