The tenant can have the transaction reversed by their bank.. if they act right away.. and make sure all other tenants know any ACH rent set up for old landlord need to be cancelled.So I would give another pay or quit./ eviction and continue with the process until you are paid or tenant is out .

I would imagine there are people that have slowly accumulated 5 duplexes that would ache for that start.

If they aren't responsive during the sales process it's an achingly bad sign.

This kind of arrangement can be a head ache with 1031 but with a flipping business it can be advantageous to consolidate your activities and provide going concern for finance purposes.You don't need a MA accountant but you do need an accountant familiar with MA.  

One of my tenant inform me that she is switch banking, as a result, she need set up new ACH to pay the rent.

Why not tell you-- and say you need to get a new fridge ASAP or my medicine will go bad, at the very least... ?

ACH: This is a direct deposit from tenant to a landlords banking account, is usually free to both parties but can take 4-7 days to process.

Just what I have learned so far will save me MANY of head aches and hundreds of thousands of Dollars!
