I am looking to jump in to real estate investing here in my local market of Salt Lake City.  

Owner paid $230k for the lot on a lake in 2004, we put in a lowball cash offer for $70k he got pissed and said to come back with a reasonable offer.

Most of time is tied up with my other commercial property on a big recreational lake.  

I was basically just curious if anyone else has experience in this hybrid type of park and/or could give me any local area advice/expertise.The property is 1/2 mile from Lake Conroe so I'm confident the "vacationing family" or "Houston commuter" would be enough to fill the units.

It's on a man-made lake, and the value's risen at least $20k since then. 

Howz it Ralph I'm your everyday local bird dogger/Investor in salt lake city hitting those ice filled streets currently for cash all across the Utah valley. :)I'm always looking for another buyer to add to the list so if your interested lmk. 

The accommodations were very minimal/spartan given the income she received.We also have a fellow investor who rents rooms to fishermen & then snowmobile groups & has done very well but his properties are on or near the lake. 

Like yourself, I want to find a fix and flip project in the greater Salt Lake area.
