@Christopher DunsonThere are considerable tax differences between having short-term rentals vs long-term rentals.Short-term rentals can be deemed non-passive depending on the average rental days.Short-term rentals normally need to be furnished which would be eligible for bonus depreciation(immediate write-offs)etc

@Alyssa Davis well if you are not working with a buyers agent and she doesn't have an agent you are working with a 5-6% "bonus" to her if she gets market value or a share of that same discount to you.

The bonus with the events postcard thing is that people tend to keep it around for the whole month, so make sure you info and ideally your business headshot are on the front.As far as your farm, it's good to do the same kind of thing - always have something that shows competence, like a market update, but if you can include something else that's useful or funny (truly funny) that sets you apart or makes them think -'gee, that's helpful, I think I'll keep this) then that's better.
