I have heard places like certain areas of FL require permits through licensed contractors if you are repairing over a certain (small) percentage of drywall, and even painting.I always recommend discussing with the town/building inspector before you even go after a property.

I did not personally spell out an automatic rent escalator based on percentages, because in some years rents appreciate a lot faster tan 2 or 3%. 

Profits can be split based on the percentage of equity contributed plus your time/effort in self managing and being the boots on the ground.

There's no general rule or percentage like most people throw out.I generally advise my clients that S Corps don't start to make sense until around $50k of net taxable. 

And I'm taking your advice about the vacancy and repair percentages.

@Kevin Schultz In my area you need cash to purchase from the auction, typically a percentage is paid upfront with the balance being due shortly after.
