How do I partner with a first-time home buyer in Nashville?

Nashville is the Bigger Pockets 2017 Best Market for Real Estate Investors.  My friend works in downtown Nashville and has a steady salary, but hasn't been able to save the money for a down payment.  How do I structure a deal where I make the down payment, my friend makes the monthly payments, and we divide the appreciation fairly when the property sells.
