The idea of restricting what you do with your own cash, just because it was a refi, is probably unconstitutional.I know a lot of people investing in Texas from both inside and outside Texas. 

Just remember that wholesaling is much tougher than all the gurus make it seem to be, but not impossible at all if you create the right systems and understand, when you are new, that you are solving problems, not throwing cash.

For cash flow, I'd recommend checking out the Triad (Greensboro, Winston-Salem, High Point) or Fayetteville in NC and Sumter and Florence in SC. 

It breaks up what is already a small space.

@Fara Heath  Just curious, how did this deal work out?

The guy who runs it lays it out like this..1-5 rentals you are still doing okay, have more stuff come up between all rentals the closer you get to 5 or at 5.

I just listed my last property for sale, a fourplex in Pocatello, because now I focus more on commercial RE and syndications to be a true passive investor and not deal with tenants and repairs.

I'm not that familiar with the county and most well rehabbed properties are coming up in Dundalk and Essex.I used to live in Patterson Park and those areas were considered problematic.
