Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.

I look at all the new homes each day (as well as 30, 60, 90, 120, 150, 180 day-old active snapshot) and compare them with the average neighborhood rents by bedroom count using about 1600 data points I regularly gather from Rentometer (yes, it is a tedious task!).  

The day a tenant stops paying they immediately transition to a bad tenant, no exceptions, and should always be treated accordingly.

IMHO,this is akin to the people we see cash out 401K's and spend 300 thousand dollars to open a restaurants that net them 30k a year. 30k a year  for the privilege of a seven day a week job with no more paid vacations or insurance.

.,.but end of the day a few hundred bucks spent with an attorney who specializes in tax sale deals would be money well spent.others who question motives range from just commenting.. to simply well you know non sensical responses.

[being an agent part time is doable, its not ideal because its a 7 day a week commitment so you are at the mercy of clients and their demands - and they can be demanding just based on the sheer crazy competition of the current market. its alot right now for sure. start slow and team up with someone you would be better off, I always emphasize sustainability and duplicatablity]Here is my dilemma, I working a full-time job and have family obligations so I can only commit to Real estate part-time.
