The shortfall that most info product marketing promoters don't warn you us that there are a lot of very basic, foundational aspects of real estate that are, admittedly not exciting, but essential and necessary.

However be for warned BP is an incubation site for the industry so most very experienced folks already have their financing in order. your reply's from Marketplace will be dominated by the newer rehabber or the one's that have had no ability to get funding.. so due diligence is warranted .. that being said you may pull out some gems. 

Any words of warning or caution?  

I was also warned to be caution and really did get in a bit over my head, but as I look back I do wish I had bought almost everything that was on my prospecting list.

I also warn against going into business with family and friends as the work will definitely put a strain on the relationship.
