Newbie"ish" questions on Creative Financing in Worcester

Hello everyone! I am just getting (re)started, as I have been on the site for a couple of years off and on.  Something just clicked lately and I just read the chapters on partnerships, lease options as well as seller financing in Brandon's "The Book on Investing in Real Estate with No (and low) money down."  Some great material for sure! I would really love to hear from people in the Worcester Massachusetts area who have used these methods successfully in their deals!  Anyone having success with these methods?  Any preferred methods you stick with that are tried and true for you? Any words of warning or caution?  Any words of encouragement?  Any insight in the Worcester market would be helpful!

Thanks!

Happy BPing!

Tim
